Question: Why wouldn't they put the apartments contiguous to the retail area instead of in between single family homes (per the map)? Seems putting such density within walkable distance would make more sense than abutting retail with suburban style homes. Help me out here.
Yes, it's pretty similar to Nocatee. I doubt the Village Center develops into what an urbanist would consider to the walkable. Likely closer to Nocatee Town Center than Tapestry Park. With that said, the apartment complex that's built is located in the Village Center area.

Noted. To be clear, the apartments I was referring to are designated on the map with a blue arrow as "E Town Apartments" near the center of the development tract.
The single family homes are close to being apartments. Lots are 40' wide and up. A mower over 20" wide will have problems squeezing between homes.

Pretty sure that's the amenity center. It was under construction when I rode through there the other week.

I wonder if the Baptist Health facility will end up with a YMCA. That seems to be all the rage right now in Nocatee and Murabella.

I laughed when I read the quotes below. What makes it "smarter" or more "sustainable" than other communities? "Walkable?" Are you kidding? Do the pictures below demonstrate that? I think not.
I looked at this development with a family member and found tiny lots with cookie cutter houses at over-market prices backing up to noisy I-295 with poor access to the rest of the City. Only 2 ways out, 9B or a busy trek past Atlantic Coast High School, Celebration Church and numerous businesses to an increasingly busy lighted intersection with Baymeadows. Neither provide very efficient access to much of the City (e.g northbound I-95 or I-295 to Orange Park).
Apparently, they are selling well so what do I know? Wonder how values will hold up over the long run.

There's plenty of talk about transit-oriented development, but one thing we often ignore happening much of the time is highway-oriented development. Which is surprising, seeing how much of it we build. Between this and Durbin Park being enabled by SR-9B, or Silverleaf and Governors Park and Oakleaf Plantation enabled by the Outer Beltway, or all the way back to Arlington being enabled by the Arlington Expressway. Millions and billions of dollars being poured into roadway construction to enable cookie cutter suburban development. That's before you talk about the utility costs or down the road maintenance costs.
