Moving downtown into the letter shop/burro bag building, exterior renderings look nice. Their old location along with Campeche Bay in Jax Beach are getting torn down and redeveloped in a two story structure.

I'm glad this building is being reactivated and that the Letter Shop façade art is being preserved.  Very nice.

So at the beach they spent $3.8M to acquire 13,000 sqft of single story space.  They are demolishing that to build 12,000 sq ft of two story space plus a walkway and a rooftop patio?  Considering how much they paid for the land, I would expect a net increase in space.  These will be some hefty rents to pay for tenants.  The spec commercial space next to Lynch's still sits vacant.

Yeah, the beach is ridiculous right now. I don't think anyone really knows what they're doing.

It looks like the buyers are contractors so if they paid a premium for the land they may average it down on having a "wholesale" price for any construction.  Still, they might be approaching $6 million or $500/sf in the finished project. 

They are limited on the building size due to Jax Beach regs regarding height limits of 35 feet.  No Park Place at San Marco exceptions here it appears  8).
