Not a big surprise. The outer parts of the property has not been well maintained, particularly the old bank drive thru's.
This would be a great use of the space.
I would need to see a site-plan before commenting on whether I like the idea or not.
Me personally, I'd like to see the multi-story along Edgewood with ground floor retail and I'd like to see town-homes along Talbot. I'd keep the parking in the middle and split the block into quadrants with entry/egress in the middle of the block and on both sides.
With Murray Hill Baptist on the other side of College, is there anything they can handle on the front end that would allow future commercial tenants to serve alcohol or is that going to be left up to individual exemptions as they come?
Does the 22,000 sf bank structure stay, or go...?

I haven't gotten involved with this one at all after the shit-show my fellow Murray Hillions put on about the storage units on the other end of Edgewood.

What got me specifically were the comments about undesirable tenants and the belief that the project might turn into the "next Eureka Garden."
Feels like those specific people are confusing workforce housing - in this case reserved for those making between 80% and 140% of the annual median income (between $38k and $69k) - with federal housing projects.
I totally get the parking and infrastructure concerns, but I don't know, with income inequality the way that it is and rents skyrocketing, I have a hard time understanding opposition to affordable housing for honest citizens with clear record, good credit, and stable employment.
I'd be more concerned with a bad site layout and Vestcor's architecture moreso than workforce housing. The more, the merrier.
Here are some things that come to mind:
The site plan is horrible. I would like to see duplexes/townhomes of some sort along Talbot to help complete the residential along that street. The site's large enough to add an driveway between 2 units - the units would be 2 BR & single car garage.
I'm not too concerned with the architecture. The final product never ends up like the initial renderings and they all look dated in 10 years anyhow. A box is a box is a box.... Just make it a box that doesn't use exterior material that are prone to fading, cracking and attracting dirt - I'm looking at you beige stucco.
The retail component needs to be on the other side of the site in closer proximity to the cluster that's been developing along that side. It's a small change, but I think putting a restaurant or cafe on the corner at Kerle would be better than putting something next to PawStars.
Pass the parking deviation and quit fucking building around the automobile. Maintaining that every unit has room for a car will continue the sprawl development we see.
Is there anyway to incentivize a business through credits by hiring people who live nearby?
