I assume this is the writer talking because downtown isn't on an island. Both 7-Eleven and McDonalds on State and Union are open 24 hours. Find the corridors that serve more than just downtown and you'll find where market rate commercial development works.

Not that difficult. Simply making an effort works. There's 6 gas stations/convenience stores along 8th Street in Springfield. 3 don't have bums hanging out in the parking lot, and 3 do. The difference is management.
Possible sites?
* Heart of Jax, NE corner of Main and State, one owner, 1.5 acres
* where the City tried to get into the restaurant business, on the south side of Union at Davis, a full city block owned by COJ, 1.18 acres
Most of the blocks between State and Union have multiple owners, or have what appear to be vibrant business. For example, between Clay and Pearl has Goodyear and Jenkins BBQ; the block between Madison and Jefferson has the dialysis clinic.

I'm sure WAWA is looking to include gasoline but many WAWA's in Philadelphia don't include gasoline.
Usually about 1.75-2.00 acres for Wawa....
I wonder if they'll request incentives or is the retail market strong enough to support market rate development.

oh I have been a Wawa fan for more than 30 years - so yes, this would be a dinner spot!
