Let's just hope the economy holds out.
While the title sounds a little click-baity, these projects are a pretty huge deal for downtown. Other than the new shops in Brooklyn (and I could do without the Residence inn, but with all the corporations headquartered in Brooklyn this is needed), these are are pivotal for downtown. If I had to rank them, I'd say:
1) Trio garage because of what is associated with it
2) Ambassador because it activates a dormant property and area of DT
3) Hyatt Place because it's an odd parcel and will otherwise sit empty
4) Vista Brooklyn because that is a prime site and additional residents will hopefully help retail next door at 220
5) Hotel Indigo because it's next to my office and I want a bar there
6) Residence Inn meh but with all the corporations headquartered in Brooklyn this is needed
7) Shops because maybe a chipotle will cause Valentino to increase the size of his microscopic tacos
I want DT to be the big winner but right now I think the Brooklyn projects are more likely to spark more core investment and has momentum. If Brooklyn sufficiently supports LaVilla and vice versa we will have a very activated gateway to DT from I95 and I10.
If I had to rank these seven:
1) Hotel Indigo - Reuse of an existing building in a high profile, centralized location -- no incentives.
2) Ambassador - I'm surprised this one wasn't demoed already. Julia Street needs an economic shot in the arm.
3) Hyatt Place - new infill in underutilized, high profile, centralized location -- no incentives.
4) Vista Brooklyn - The most urban infill project on that side of Riverside Avenue in Brooklyn. Fills a huge gap. Love the scale.
5) Trio garage - Takes out last surface parking lot on Laura Street between the Landing and Union street.
6) Shops - Fills another gap. Will offer retail that's not currently present in the area.
7) Residence Inn - Meh on the design but market-rate and I'm a Marriott customer.
I'm ready to see these projects happen! I'm sure this will bring more life to the Downtown area!
With how the market's looking, the clock is clearly ticking on the economic conditions for projects to continue. This is all really exciting to see happen!
The word could break is what worries me.
