Title: Ortega Park development (Roosevelt Square/Mall)

Signs are now posted around the shopping area with illustrations of the new development along with a new name, Ortega Park. There appears to be some pedestrian only areas around and in between the retail buildings facing Roosevelt (Metro Diner, Chase, etc.) with additional retail added in current parking areas. Looks like a residential aspect near the Publix strip and behind the Chick-Fil-A.

any chance southgate plaza can do the same?  visiting town.  drove around today.  amazing meal at rue st. marc.  has it been raining a ton here, because grass seemed un-mowed and unkempt seemingly everywhere i traveled today?  for whatever reason, jax doesn't seem to maintain itself nearly as well as orlando or cities to the south - is that just a difference in vegetation due to climate?  where should i be traveling when visiting springfield, because as i got around the neighborhood, it came off incredibly shabby.

I wanted to be impressed by Dewberry Capital's plans for Roosevelt Square (now Ortega Park), but then I went to the Company's website and checked out the artist's rendering of redevelopment plans for Azalea Park in Richmond.  I mean, grid-pattern small streets in the development, and total density of shops and restaurants, as well as mid-rise apartment units.  Just baffles me that Jax can't get projects with more of a focus on street-level activation. 

I've concluded that even though demographic stats suggest that Jax has a relatively young population, are the Jax residents with disposable income in some way a bit more infirmed (i.e. old) than in other sunbelt cities seeing an explosion of walkable developments?

Bob's Burgers in the rendering.....someone has a sense of humor.

In terms of more of an urban layout, it would be nice but most of the buildings indicated (obviously not the residential) already exists.

Side note....yes we have had more than our fair share of rainy days.

I'd love to see some residential there, but the NIMBY force is strong with this part of town.

I get that along US 17 is the "Anywhere USA" component of the area but a few apartments, offices and maybe even hotel rooms above those stores would be fantastic.

I would be shocked if they didn't- that is why they tore down the Belk department store, and didn't renew CICI's lease. I am sure they are just waiting for the leases for GNC and the dentist office to expire, and they will then tear down that entire corner, from Rack room over.

The Publix will also be remodeled inside, though there's no timetable for that. I wonder where the Pet Smart will go?

the Pet Smart is on the other side of the road, next light down.

I am at that Publix more often than I care to admit.

The redone section with the Ulta looks nice. Although I am not sure on what are the small spaces behind it. Offices of some kind maybe.

It will be nice when they start clearing out all of the empty storefronts and begin building the rest.

I've concluded the average Jacksonville resident leads a sheltered life and the only time they venture out of Jax is to go to Disney.  I'm not sure they know the rest of the world exists.

lol wut? For all this cities missteps on downtown, there's still some great areas of town and great people. I honestly don't know how you came to that conclusion.

I travel extensively!...........throughout Riverside/ Avondale/Lakeshore
  8), as if the rest of Duval does not exist,except for beaches and natural areas.

Jacksonville folks will not live sheltered lives...... they can become Ortega Park  Alley Cats and swine over this development.
Let's construct a Tower- go up there and peer down on all that nearby water front land/ potential public park space you will never access....
