Downtown Southbank apartment project breaks ground

Residential infill continues to rapidly sprout up in and around Downtown Jacksonville. A 147-unit multi-family project by Catalyst Development Partners (CDP) is the latest to begin construction.

This is so exciting.  The population of the southbank is probably over 1,500 on any given night depending on the hotel occupancy.  That's a lot of people in that quarter mile area.

Just in looking at the aerial shot of the new apartment project, it's amazing to note how the "expressway" to the Main Street Bridge, and the other "expressway" to the Acosta Bridge, really do slice up Downtown's southbank so that it loses its continguous walkability.  It would be nice if the Southbank's Main Street leading up to perhaps a pedestrian Main Street Bridge actually felt like a walkable Main Street lined with storefronts and density.

Maybe I'm missing something, but that doesn't look very pedestrian friendly to me. Yes, there is a sidewalk - but I don't think it looks very enticing. I wouldn't want to walk along there.

I referenced: A pedestrian main street and main street bridge, cluster of storefronts (not auto lots)...
Probably put Main Street on a Road Diet, similar to the plans for Prudential...
A pedestrian Main Street wouldn't look exactly like that photo, but it was nice to see a pic of the Southbank's Main Street before it was turned into a speed valve for I-95.

Remember, the southbank was mostly dirt lots and largely undeveloped much later than the northbank. The point is what we should strive for though.

My thought is that FDOT needs to figure out the bridge situation with both the Acosta and Main Street. I do agree that of the two, I'd take down the southbank elevated portion of the Main Street first, but with the Overland Bridge, FDOT has the Acosta narrowing to 1 lane just before the merge with the new collector-distributor road.

That aside, they might have some heartache about a traffic light being that close to the offramp (not sure how you can get rid of that at Prudential Dr, but it would really transform that area.

I always thought something akin to "Underground Atlanta" could be cool along/beneath Main Street between MOSH and Treat Oak. With San Marco Blvd. to the West and Flagler Ave. to the East, there's really no need to have ground-level traffic on Main Street. Converting that to a pedestrian-only segment with ground-floor retail in the adjacent garages and under the overpass could make for a really unique space.

I think there's a lot that you can do there. Now, I do think that this should be a down the road thing. Even if let's say money for this fell out of the sky tomorrow earmarked for this any only this, I think the overall impact to downtown as a whole would be lacking. In a perfect world, I'd concentrate on the northbank between Jefferson, Liberty, State, and the river. Now, we live in an imperfect world - Shad Khan wants to do something, the existing convention center is impossible to ignore, and Brooklyn has (some) momentum so you have to view all of this.

My point is - density and clustering is your friend. This is why projects like VyStar's move, the Barnett/Laura Trio, Hotel Indigo, etc. are so important for downtown.

I think it'd be nice to have something similar to activate the median under the Skyway track on Hogan.  Even if it's just outdoor dining seating.

2 $15M permits issued for the project. One for the building, one for the parking garage.  Adding structured parking significantly increases the budget to project, by probably 70%+ in this case.

They're also doing retention under the garage. Not sure if that factors into the cost or not.

Given that it's only 4 stories, I'm assuming wood frame construction is the plan (as opposed to concrete).

Wait, where did you hear it was 2 permits for $15M each? Jax Daily Record seems to be reporting $15M total.

I like the SoBa designation.  That area is pretty bland between the hospital mega-complex, all the parking, and the hotels that don't address the street.  Maybe the new identity will help spark some flavor and cultural growth in the North San Marco/ South Bank area.

The District did that for me.  My company is building a project in Seattle that has an old house still on the property that refused to sell to the prior owners and now has cultural significance.  It looks just like the house from Up, but also the Lofts at Historic Kenny's House.

I live and walk in the neighborhood.   Those expressway's make the neighborhood more walkable, not less.   Don't conflate you're desire for some Norman Rockewell, Leave it to Beaver fantasy as consituting "not walkable". 

I walk all over the place every day.  It's the most walkable neighborhood in the city and one of the best I've lived in over the years.

I've wondered if Matt and Trey picked up from that on Denver or just cities in general.  There was a time when writer's for Westword and others kept using accronyms for all these close-in neighborhoods and sub neighborhoods that no one used.  They'd use SoBo for South Broadway and that was maybe used a smidge.  Other than that no one used SoCo ( South of Colfax ), Rino ( River North Arts or something like that; the accronym didn't even reflect the name ).  IIRC there were some others like SloHi, LoCo, Be6 ( below 6th ave... ) I know, I know.... native Denvirites are writhing in pain.

It all seemed to come out of LoDo or Lower Downtown which was used.   

This is maybe an issue in a lot of old cities where developers are trying to redevelop long neglected and dodgy neighborhoods.  They've gotta change the brand.

Just imagine the names we could see popping up in Jacksonville.   Like let's pretend that Jeff Bezos slips in the shower & Amazon's board picks Bill Clinton as the new CEO.  Billy Bob, hearing that the majority of the Swedish bikini team has retired on the First Coast, chooses JAX for Amazon's HQ and HQ2.   

That of course kicks off an urban redevelopment boom with developers desperate to rebrand areas like Mixon Town, Durkeeville, Hogans Creek and others so when people think of them they don't think of the problems.    Like what some are trying to do with Hooker Highway ---> East San Marco.

I would guestimate that about 3,200-3,500 people will soon stay within a half mile of Treaty Oak Park each night between the Strand, Peninsula, SMP, SoBa, Broadstone, Jax Ventures, 6 hotels, San Marco Lofts, other small residential. 

I hope that more retail can spring up in this area to cater to the residents and thousands of daily workers.  There are also 6 massive surface lots north of I-95.  In the next decade I hope to see at least a couple of those gobbled up.

Wow, I completely forgot about this project. A while back there was a retail strip planned in front of the One Call Garage. There certainly could be people interested there.

The challenge might be the horrendous pedestrian experience at the intersection of Prudential and San Marco and the surrounding blocks.

So much potential in the huge one across from Treaty Oak, in front of the Doubletree, and the "slice" at Prudential/Hendricks/Riverplace.

There is a player (from Central Florida) trying to piece together a bunch of stuff on Prudential between Riverplace Dr. and Kipp Dr.
Problem is he's paying too much (for the individual parcels) for it to work.  We'll see but I don't think he can pull it off.  I believe he wanted to do a large luxury hotel plus ?????
