Described as village-style, borrowing from some of the design principles of Tapestry Park. All in all, good news for the Baymeadows area, and much more interesting than the generic strips with frontal parking lots that cover too much of Jax.

What happens to the retention pond that is where this development is shown?
I guess they didn't figure out how to align Baymeadows Circle West with Western Way. I recall that was part of the earlier discussions on this project.

Shame they couldn't relocate the bank onto the existing Baymeadows Cir. W., and reroute the street. But, I guess building a new bank building is expensive.

In plenty of cities, I see parking shifted to the rear all the time and buildings abutting the sidewalk for true pedestrian-orientation. Why does that not seem to work in Jax?
Jax's zoning and land use is Euclidean (or single-use) and heavily tilted to the automobile for the most part. For a developer, it's easier to put parking lots in front of the building and not attempt to fool around by forcing mixed-use development into it. In most areas, doing something like Tapestry Park takes a lot of time and more money to jump through Jacksonville's hoops to make it happen. Until public policy changes to dramatically impact the typical site design of projects throughout the city, don't expect anything to change on a large scale. These site layouts are really less about the market and more about what's the easiest way to get them built and the ROI flowing.

That's what I get for just using the photo shown, as I don't get down that way. Looking at Google Earth's time-line feature, looks like the pond was filled during 2014.

It's not an additional signal. They are moving the one at Western Way to the site. Western Way will no longer have a signal (which did seem odd to me)

Wow, my family and I often stay at the B Hotel when we visit Orlando and in turn patronize quite a few places in that shopping plaza. There is a convenient grocery and liquor store, a firehouse subs and several run of the mill restaurants that offer decent selection for kids.
This makes no sense to me.

Looking at the picture Lake posted, it looks like Western Way / Baymeadows Circle West will be treated as an off-set intersection. That makes more sense, given the huge amount of development, and a Fire Station, along Western Way.

I wish we had the tax money to pay for fixing those root causes. Duval isn't FDOT, where we can shut down entire malls to replace with interchanges and retention ponds.
