South Shores: A historic neighborhood near its end?

Just outside downtown Jacksonville, a historic neighborhood's days may be coming to an end, due to the impact of flooding and sea level rise.

This is a tough deal for the residents but I think the city has to buy up the land. FEMA will only pay out claims so many times before they will stop insuring the property. The flood insurance premiums in that area and around San Marco are very high now.

I am trying to fathom the COJ aquiring 73 properties over there and the valuation models they will use.  Don't see any way they could ever get this done.  The waterfront homes alone will eat up a lot of that budget.......

Or maybe I'm misreading the map. Looks like they have left the most expensive stuff on Old Hickory off the area of properties to be acquired....  Are they not flood prone as well?

I live in the area and think the whole thing is a bad idea.

COJ is using a grant from FEMA to allow people to VOLUNTARILY sell their houses to the city at 2016 prices.   The end result of this will be a neighborhood with random vacant lots, there will be plenty of holdouts.  Especially on the South Shores side.  Bad idea.   Why aren't they proposing this in San Marco (that floods more often) or Riverside?  Almost seems fishy to me, at least knee jerk for what was record high river levels.

Last year the COJ was looking at buying the two blocks behind Marjenhoff park under condemnet and restoring the wetland there.  That is a resonable plan if that's what they want to do.  Those two blocks are lower than the rest and the streets get water in them on Noreasters and extra high tides.   It's at least a good way to start and do this the right way.

So now they have expanded it to many more homes and made it volunary, but are still touting the wetland restoration plan as the solution.  That will never happen.  It will take decades for the city to acquire the properties voluntarily.

I used to live over there and the flooding was always bad along that creek. We even backed out of renting a house there because it's just too close. They ought to focus on those properties more even than the ones right on the river. But it's probably something that'll help the problem.

Agree, but also the real estate in SM and Riverside is way more expensive.......

I have a customer over there who lives on South Shores.  She told me they had a town hall meeting with Lori Boyer who spelled it out.  They are to get their home appraised and submit that value to the COJ. 

My question is what happens to all of the salvageable materials in the homes they acquire?  This particular lady just put a brand new kitchen in as part of her plan to sell the house, and I cringe thinking the house will be scrapped after the sale.

Does this flooding not effect the site of The District development?  It seems very close to this area if not closer to the water.

The worst flooding is east of the creek, but flooding does affect the eastern end of the JEA property where the District is planned. The District plan is to not build up to the creek which is a "wetland preserve" in their plans. If this South Shores plan goes through, it would just be a bigger wetland area.

This article is about Reeds sub division.  The Neighborhood South Shores is located East of Reeds.
