Hey all, I just finally took the plunge about a month or so ago and moved into 5 Thousand Town in the heart of the Town Center and have been having a blast walking and exploring all of the sights and sounds. The Southside forum has been a little slow lately so I wanted to spice things up and share my Hot 5 Spots and see what yours are too!

My top 5!

1. Blackfinn! The dark, sexy vibe! The killer tunes! The diverse menu. I have supper at least once a week here. Try the queso dip and make sure to say hi to Cliff behind the bar! It's like a little piece of manhattan here in Jacksonville.

2. The Cheesecake Factory. There are no easy decisions at TCF, especially when it comes to picking your slice! Try the peanut butter cup cheesecake, you won't be disappointed. Sip on a beer at the bar and watch the foot traffic bussle by! It can get a little noisy so for any serious discussion before or after walk next door to Barnes & Noble to indulge in a good book and a hot mocha coffee!

3. Paneras Bread. We all love the decadent things in life, but Paneras balances out the rich dinners of Brio, Pf Changs and Maggianos with good, farm to table, nutritious foods. Pro-tip: If you are good with technology, bypass the lines and order at the kiosk. And always get your soup in a bread bowl!

4. Cooper's Hawk. Wine lovers, grab your stemmed glass and dress to impress. You never know who you will see at Jacksonville's hottest spot. Try a wine flight with crackers and cheese and come prepared for a discussion with just about anyone about the arts and culture. And ask Connie to tell you about the sliders while you're at it!

5. M Shack. Town Center hamburger heads unite! Some of the most delicious food you will ever find between two buns! a diverse menu paired with an intriguing beer list. You'll leave full on food and on fun!

Ok Metrojacksonville, what are your hot 5 spots in the SJTC?!?

Have you been to one before? If not, I wouldn't get your hopes up. The one in Tallahassee that opened recently ranks among my top ten least favorite restaurants.

Yes, actually.  Including the original in Austin. Too bad about the Tallahassee location, it's always been a pleasant experience for me.

I really appreciate Glenn's enthusiasm, but this was a big LOL.  The only places I ever eat are Bento, Moxie & Chipotle because I the "nice restaurants" at SJTC are garbage.  It seemed like everyone was having a birthday dinner at Cooper's Hawk when it first opened , so I've eaten there 3 times. It wasn't bad.

While chains are not always desirable, there is a direct relationship between the franchisee and the quality of the establishment.

For example, I like Chik-Fil-A, but I have been to some CFA's in Georgia that would be considered an embarrassment to the chain.

My more recent example is Red Robin.  The ones out in Seattle and California are well run and well done.  The ones I have been to east of the Mississippi have been awful to average.

Stephen and I found that the Carrabbas @ Regency seem to have a knack for good preparation, but the rest were average. Same franchisee owns all of them in greater Jax, but that one seemed to have a good GM.

It's can be easy to write off an entire chain if you don't like the menu or setting. But in some cases I have found the variations in how the operator runs the local establishment can make a huge difference in the experience.

Just my 4 cents.

Seriously, I swear the first time I read through I thought it was satire...as I got to the end I wondered if this guy could be serious so I reread it through that lens a second time. This slayed me.

Glenn, you are an excellent writer and have infectious enthusiasm. No knock on you, it's just funny based on the general viewpoint of your audience here. Luckily you threw in M Shack and not Burgerfi ;) Obviously you're in a booming area and within short order, should you stay at 5000 Town, you will have far more options nearby with all the development ongoing.

I'm no SJTC veteran, so my hotspot list is far shorter...

Bento. Chipotle (how do we not have any closer to the urban core??). Apple. Costco. Top Golf. Tinseltown on Tuesdays. Copeland's for weekend brunch. Perhaps Bottlenose Brewing when they open. (Ok I know those last few aren't "SJTC" but for me it's all the same region)

Sometimes I almost miss it. It's an experience so intrinsically linked to me being on vacation, that I look forward to sweating like a pig and wondering why I bothered going into DSW.

I like some aspects of the Town Center and in the right weather, it can be a very pleasant experience. But I usually associate it with either sweating bullets or running to get out of a downpour.

Agreed.

I don't care for the town center and I'm much more interested in development in the urban core, but I'd love to see more people enthusiastic about other areas of Jacksonville join and contribute to Metro Jacksonville.

Thanks for the post Glenn. For as much as people make fun of the town center, you, unlike most of us, could have a (mostly) walkable lifestyle.

^For both Cantina Laredo and Seasons 52 I agree that the food isn't bad. They are expensive for what they are and I just don't love the overall dining experience.  There are similar places around town that I prefer.

The one thing the southside is good at is providing a jumping off place for young people who are new to Jax.  I've found apartments for people in less than a day on the southside that are nice-ish, affordable, allow dogs, close to work, close to food, etc...  After a year of doing time on the Southside, you determine whether you're a beach person or a riverside person and then you find a good spot to live.  Finding a riverside apartment/house that meets the criteria above can take a month or more.

That's a good point. The southside is very "livable" without much knowledge of Jacksonville generally. In that respect, it's a good place for UNF to be. All the new students from around the state have an easy time finding everything they need within a few miles. I remember when I was at UNF many of my fellow students who were not from Jacksonville loved being next to the Town Center and some decided to stay in Jacksonville after graduation as a result of their pleasant experience living in that part of town.

True, remc86007, it's also very generically "Florida" *and* has easy access to the beach. That's why I call that area SouthCity -- it really is an urban center, Florida-style. Plus, the "Southside" can be a useless term; it covers such a wide geography.

They aren't quite the MJ forum's target demo, but there are a *lot* of people who consider the Southside the best place in town. New homes and lots of apartments and condos, affordable for white collar types, "safety", close to much of the white collar employment base, and fairly centrally located at this point. That mall sucks for we the urbane, but I have multiple friends who will probably never leave Southside  (unless its to St. Johns County or the Beaches). With one couple, one works in Springfield and the other works from home, and they enjoy a lot of the urban core culture and food scene, but I can't imagine them even considering moving here.

On the other hand, so many of the new arrivals in the urban core, especially in R/A, Brooklyn, and San Marco, seem to be young professionals. This will probably continue as the downtown employment base increases, new apartments are built, and the area is increasingly seen as safe for Chad and Stacey. In 10 years I wouldn't be surprised if Riverside looked like Avondale and San Marco do now, Murray Hill looked like Riverside now, and (say) Lake Shore was the new Murray Hill. We may even have (shudder) a Cheesecake Factory in the Urban Core.

I have a friend who's not originally from Jacksonville but moved back here partly because of how much he enjoyed it when he was at UNF. At UNF he barely saw any of the rest of town besides Southside and the Beaches. That's still most of what he's seen, but we've expanded his horizons a bit, and he enjoys the city even more now.

I went to the one in G-ville. It kinda has a fun tacky souvenir shop vibe in the entrance area. The tacos and sauces are decent.

Here's the problem for me. I don't know if it's from lack of support or just ownership but every time I find a local shop I love they tend to last a very short time. SJTC is NOT an abomination. What do you shop for? There's some pretty great stores there. And some decent chain restaurants. Like I said I love to support local and still do but most of what I shop for is GONE!

As people complain about unemployment wait until online completely wipes out brick and mortar and thousands are on the street. I assure you for some of those people there is no place to go. And I can promise Amazon can't come close, and that's part of the point, to employ a fraction of the people that work retail.

And somebody help me out here. Where do these people find jobs?

I work for a big box store and they have downsized our staff to the point that people leave everyday complaining about not getting help. It always makes me laugh when people complain about how bad service is in stores yet they do most their purchasing online which reduces staff even more.

I don't work for Walmart or Target.

I suppose one place for displaced retail employees to go is the restaurant industry. In theory, with people saving money by shopping online, they will have more money to go out to eat. I'm sure that this won't help all displaced retail employees, but it will help some. If other sectors of the economy can't pick the other people up, hopefully they can find a way to further their education.

If I were working in retail, I'd get out now before things get worst.

Tickled that others enjoy some of the same hot spots as me! Two of my honorable mentions were mentioned by other MJ'ers! Cantina Laredo and Moxie! Mmmm CL ;D I can almost taste the hot tortilla chips and hear the sizzle of the skillet! If you close your eyes you might just think you are in Tijuana!

As a treat I wanted to share a mini "urban construction update". The parking garage is almost up and boy oh boy is it tall! I got to speak to lead contractor Keith and I scribbled down some great scoops about how many cars it will hold and other odds and ends that I am working on a post about for my blog! Stay tuned!!!!

Southside is alright. I don't feel like its a unique area. All of the stores and restaurants in that are can be found in other cities/towns.

I definitely prefer the urban core.

St. Nicholas and Lake Shore will be the next two neighborhoods that I think will be growing in the next few years.

There is a cool little section on Mcduff that I think has a lot of potential in about 20 years ha ha, but seriously.

Commercially, I completely agree with you. 

Residentially, I think we're (Murray Hill) about to get screwed over with a glut of cheaply constructed, out-of-place looking homes. 

Selfishly and hypocritically, I really wish that MHPA as more like RAP with regards to limiting the 'style' of residential that's allowed to be built per an overlay.  Right now, developers are gobbling up all the vacant lots and throwing up absolute shit homes that can't be more than $75-85/sf to build and are trying to sell them in the mid-to-high $100ks.  Most of the builder signs I see are also property management companies.  Which means if you can't gouge them in one shot, you can gouge them monthly with rents that are in the $1k to $1.8k range for a 3/1. 

And I'm not saying that any of this is horrible from a price perspective - it's actually right in line with what you can expect to pay for any of these 1930 bungalows, but based against the quality of what you're getting, it's a joke.

I think the new space is bigger. Also, parking sucks at the current location during peak shopping times.

BestBuy is currently re-configuring some of their stores to support their Magnolia premium audio-visual division.  Avenues Best Buy has this but the SJTC one doesn't.

Magnolia was a fantastic high end audio chain based in the Pacific NW for many years until BB bought them out. Since then BB has been partitioning off a portion of their store for their "private" listening area.  Basically, with WalMart having made the move into consumer electronics, there is no margin at BB anymore, so using the Magnolia brand they are going to make a push upmarket in regions that can support it. The higher end brands and personal consultation is supposed to be the selling point.

With the death of mid-tier audio stores in the 1990's (thanks in part to Best Buy), all that is left are very high end (Behrens, Hoyt) retailers with limited storefronts.  Magnolia will move into that "niche" between commodity consumer gear and the very high end.

Honestly when you talk to people in Seattle, they rue the BB purchase of Magnolia. They think Best Buy ruined it for everyone.

With the deaths of Pacific Stereo, United Audio, Sound Advice, and a rash of other chains over the years, high end audio has been left to gather weeds for the most part. The THD wars of the 70's and 80"s were classic. Today, I would love to ask a Magnolia sales rep if they know what THD actually means.

I like BurgerFi more than MShack.

Living near the SJTC, I found times that I can go there and you get to experience the place without the crowds. Usually weekdays around 10am or weeknights.

I can tell you....
That is by far BB's busiest store. They are enlarging significantly and adding a Magnolia store and Pacific Sales which is higher end appliances. Viking, Jenn-air, Thermador etc. That store makes a ton of money for Best Buy.

It's true that you have to plan around the hustle and the bustle! :o If I am craving a hot burger at 6pm, it is BurgerFi for sure. If I want a hot sandwich and to people watch after dark it's The M Shack for me all the time.

And CoreDumped it's ok. My blog is designed for all people!!!! One of my working ideas is a column called "Fish out of Water" where I explore other parts of town you might like such as downtown, The Riverside etc and propose ways incorporating elements of The Town Center can elevate Jacksonville! Think - What if there was a Cheesecake Factory in downtown??????????  :o :o :)

Over time you pick up ways and means to get around SJTC.

My fav used to be to cut behind West Marine, but after they built Nordstrom Rack they installed radical speed bumps and killed it.

Now the quick way is to use the service drives behind Old Navy, turn behind Target and cut through to Dicks.  No speed bumps.

When the new Red Robin/Aldi get done, the plan shows they wont build a fire lane all the way through, so we will have to find some new routes.
