Hmm, not really sure how this location is linked to the port but they guy has guts.  University and Edenfield are about a mile west of the Dames Point right smack dab in the middle of a bunch of low density single-family homes.  I wonder how far along his plans area?

I was thinking it would be on the north side of the river by reading the title.

I don't know how legit what I am about to say is, but I mentioned a few months ago in a post that I had spoken with a developer at my work and he told me that his company was coming in to finally make Downtown work.  He mentioned that he was in negotiations with LandMar to purchase some of the Shipyards property and if it was purchased they would develop commercial space directly adjacent to BP2 sometime in 2009.  He mentioned his relationship with The Weaver's and how vital the Jags are and the relationships he has forged and efforts his development company will make to build Downtown.  I bring this all up because he is a part of Atlantic Development Partners LLC.  Granted this project is not Downtown, but it is refreshing to see that he was possibly legitimate.

I'd love to see more of what they may have planned.  The Downtown is a growth explosion just waiting to happen.

If all of what had been proposed over the last 5 years was actually built, Jacksonville would look much much different.

Does that sort of work lend enough money to afford luxury condos?

The few head honchos, yes.  The average port tradesman, probably not.  I think I remember reading that the average salary for the port is between $30-40K.

No. And maybe we can check back in 2-3 years and see no work done on luxury condos. What ever happen to workforce housing?

It's been rebranded and repackaged, sterilized, and called "Affordable housing".

Ok maybe not a direct correlation, in terms of lineage.  Seems to me though that that's the next logical step in the evolution of 'workforce housing.'

"Two nine story buildings" will be very much out of character with the surrounding property.  I think the tallest buildings around are 3 or 4 stories.  Does the present zoning allow buildings of that height, or will a rezoning / Land Use change be needed?

Oh, and it's more like 4 miles or more, by road, from the south end of the DP bridge to the site.
