..Anyone know ANYTHING about the funky old "Jacobs" building on 2Nd in Springfield? It's listed, a 1/2 mil, but not for sale, but for sale for 1/2 mil, but valued at 278, but not for sale for 278, rather for 1/2 mil, but none can see inside, it's roof doesn't have a roof... SAY WHAT? It's the only midblock building, houses on both sides are restored. M/L behind the doccument library, faces downtown and the Park. Located on Northside of West 2nd street between Laura and Blvd.

Take this with a grain of salt because it is second hand from a second hand....But I "heard' the current owner had issues developing it because of the space between the building in question and the house on the rght (if you facing the building). I was "told" the fire department wouldn't allow apartments because they couldn't get in that space.
I personally don't get it because most of the old buidligns are that way, but perhaps it is because of the number of units?
The owner has no real interest in doing anything. He was told he had to put a specific type of window in (fire rated or some such). He instead decided that the city of Jax, SPAR, and anyone else standing still long enough was against him. He also owns other buildings in the area, and most of them are in pretty shoddy condition as well. He has only really developed one building, (at 8th and Main) He is also the guy who bought the old liquor store at 1st and Main for 85K, did nothing to it, then sold it to The owners of the Peal for half a mil.
imo, He is a sleezy speculator who is holding the buildings hostage until they either get torn down, or someone pays him more than market value.
The owner of that building is from atlanta. I was interested in buying that building about 3 years ago. It is gutted and ready to rebuild and comes with $ 35,000 of plans. If you do busness with him get every thing in writing. I purchased my house from him. BTY He does watch this board.
Well, I'd still like to see it. I'm working on a real estate agent that will get me inside. That's when I started with the weird, up-down-yes-no-yes storys.
FYI, 35,000 in plans would have to be stamped HOUSE, because that is what I would do with it! 3 floors and a basement. It's got 7,000 sq feet. With my math that's 1,500 sq feet for living and 5,500 sq feet for model trains, trolleys and books!

Ock, I am good friends with several of the immediate neighbors. They would probably even be cool with you mounting a steam whistle on the roof to be used as a door bell. They just want to see something, anything at all happen with the place.
At half a mill, though, it cant be anything short of a labor of love, as that building isnt worth more than half that in its current state, imo. The possibilities are boundless, but as it is now, its sadly nothing more than next years pile of bricks.
$250-300,000 is the true market value at this point, if not less. This guy is hanging onto a fantasy. However, it is a great property and, as a private home of someone with sufficiently deep pockets, it could be really great.

OCKLAWAHA I was planning to turn it into a house as well but i purchased a 4000 SF apartment building instead and turned it into a house. If memory serves me right the owner was willing to take $360.000 about 2 years ago. with the state of the market I would think he would take less now. If you did turn it into a house you might not have to worry about the fire rated windows which would save quite a bit on rebuilding it. I hope you have deep pockets. it would take a at least $600.000 to bring it back not including the trains. BTY I collect Lionel Trains.

To build a brick structure like that today would cost a fortune my house has appox 1 million brick in it.
the building OKW wants has to have 1.5 to 2 million bricks at 50 cent each would be $750,000 to 1 million in just bricks .FYI historical brick cost more than new brick.
Way cool man, I have some very old Lionel stuff... hey maybe a floor for tinplate trains...Sounds like a plan to me!

Does this area flood? I noticed some blocked up basement entrances on other buildings and this building has an entry sunken into an elevated garden wall, as if to hold back ground water. Humm?
Could go monster house and offer Kayak lessons in the basement.
It's also susposed to be missing the roof.

That area is prone to flooding, but the building is high enough that you would have to have a 100 year flood to get to your front door. The worst flooding I have seen since I have been here, Hogans flooded up to where 2nd St meets Blvd, and out into Blvd, but not to the houses.
