Brooklyn and the core need a pharmacy, but I feel like we're settling again... This space should be optimized for a future skyway spur. But it sounds like we're going to allow another sprawling parking lot. In a perfect world I would compromise if a garage was built housing the pharmacy underneath. This would create an additional spot for commuters to park as well as provide guest parking for future developments/events. You'd also give everyone in the core the ability to ride the skyway to the pharmacy from home, work, hotels, etc.

^The space doesn't impact the skyway at all. If a station is going to built, plans have already been developed for it being across the street on JTA's property.
The Land swap is one thing. The placement and design of whatever is being built is another. So are the 30 spaces going to be behind the proposed building or between the building and Riverside Avenue? The article makes it seems as if the spaces will be in front of the building. If so, what power does the DDRB have to change the design of something that hasn't even come forward for their approval? If no power, are they just skipping the DDRB altogether?

Isn't the land swap where that weird side entrance/roundabout is? I haven't been over there in a while, but I don't remember there being much land left, especially for a big box pharmacy with 30 spots. If they put the store on the street it'll be directly infront of the jta service station blocking future extensions
There's an easement in place. A store along the street would be like the building housing Burrito Gallery and Zoe's next door.
From the article it sounds like the parking would be on the DIA-controlled land, which is behind the loop on Magnolia Street. Regency will be leasing that property. In that case, the pharmacy ought to be street fronting.
If that's not the case, yes, it's a bad idea, putting a parking lot on Riverside Avenue would be terrible.
Brooklyn doesn't have the population to support a pharmacy like CVS. This location is intended to serve downtown's residents and workforce as well. It just happens to be a spot where they can put something suburban with surface parking. It's not as cost effective to do that in the Northbank.
I wonder if a new shopping center could use the old Fire Station #5 as an outparcel...
