The question is: where is the demand for so many luxury rentals coming from? Are millennials able to afford the rents? Or is it maybe empty-nesters relocating from the suburbs back to the city?
Where is the landscaping? Where are the trees? Every one of these is built on the cheap; wood framing and drywall. Wont' last and won't be remembered.

I'm guessing both. We are retiring to Jax in 2017, and we have ZERO intention of owning something ever again. We want a mobile lifestyle, within a small-ish community. The one thing that the area desperately needs is a mass transit system like most other cities this size have, but we've had (and continue to have) those discussions elsewhere on this forum, eh?
Either way, we are excited that there are so many of these new properties. Even if we don't choose them, they clearly up the bar for all the others, who had better have something to offer for the money spent. We wish there were more in the Beaches to choose from, but there are a lot of good-looking communities between Kernan and there.

I can't speak for the construction, but I can to the landscaping. Go take a look at Broadstone Beach apartments. When they put that place in, it was beautiful. Now, only five years in, we were absolutely shocked at how overgrown the vegetation is! Trees have grown up right in front of upper-level windows, blocking views, while other trees and brush have encroached the property from the outside; the place just looked scary, and this was a place that we were strongly considering! Maybe they have improved on this since our visit last July, but wow, what a disappointment. I can totally get why these communities would not want a lot of landscaping to maintain, as fast as things grow in FL.
