Sounds like a pretty cool project for Klutho Park and Hogans Creek!

The project is in the preliminary stages, said Mark Gerenger, a partner with GNP Development Partners based out of Tampa, but he hopes to have between 60 and 80 units started in five to seven months. The project also could have between 5,000 and 10,000 square feet of commercial space.

"It will depend on what the market can bear," he said.

GNP bought the site at 1341 Pearl St. for $100,000, but there were additional costs of about $300,000 because of taxes and liens on the property, he said. The parcel is an oddly shaped lot, with frontage on Pearl Street and on the corner of 3rd and Silver, where the Jacksonville Jewish Center is located.

Gerenger said three buildings, two of them historic, are included in his plans.

Very cool.  And what about Main Street and all the vacant lots.  Are those all owned?

This is the project I mentioned in another recent thread. It's in the very early stages, but should make an enormous positive impact, and would most likely be the first of multiple multifamily projects coming to SPR.

The developer and his representative spoke about updates to the previous plans at the last Springfield Improvement Association and Archives (SIAA) community meeting in March.

This has all been extremely preliminary until recently.

But got word yesterday that they filed the appropriate paperwork with Planning Dept to move forward.

The developer presented to the SPAR board last month, at which time they hadn't chosen an architect yet. I'd expect that to be done soon.

SPAR reviewed some general design examples last week. They are seeking a OOA (Opinion Of Appropriateness)  to ensure they're on the right track. It'll be on this month's HPC agenda.

Also, related to the title of this thread, another piece of property on/near Main St is under contract for a mixed use project. We'll see...

Looks like this would be a huge win for the neighborhood.  That whole block bordering the park is pretty dumpy for one of the main gateways coming from downtown.

What on earth is going on at 1100 N Main Street? Every time I drive past it has fallen further into oblivion. PETRA doing such a nice job with that space. LOL.

I believe their doing interior staged demo to make it more attractive to those interested in developing it, and to prevent problems from building up. Just a guess from following it.
