I hadn't realized the Elena Flats building was purchased for $1 million. Wow!
Given all the work that will go into rehab, they'll need to charge $2500/month for rent. Unfortunately, that's just a tad out of whack for the neighborhood.
Owners of the townhomes two blocks away (Parks at the Cathedral) that rent their units out are charging between $1100 and $1400/month. The units are 2 or 3bdr, between 1500sf and 1750sf, include secured parking (one car garage + drive space behind), a clubhouse, pool, and a pocket park.

Uh, the $1,000,000 sales figure is wrong. Jack Meeks would never have done that. Or any sane person. ON COJ.net looks like they paid
$20,000 which makes more sense.
It appears the article has been corrected and yes, the 1 mil was not the purchase price but rather the amount being thrown around for the rehab costs. The Meeks do an excellent job on their rehabs and I'm sure this building will be grand once done. As to the rents.....who knows. I would have thought it would have been a better deal financially of it was higher density but we will see if they are successful in getting the rents they need.
The rental amounts mentioned in the article do seem a tad, uh, optimistic. I have friends renting places in San Marco and Riverside - whole houses! - that are paying around $1200 a month. I guess you pay for the amenities...!
First I have heard of the Union House. Where is it exactly?
The old Union Terminal Warehouse building on East Union Street. It's sandwiched between Old City Cemetery and the Mathews Bridge expressway.
What about the FSCJ housing at 20 West Adams and the Laura Street Apartments being developed by Chamblin? Those are going to be pretty cool apartments in rehabbed buildings. 20 West Adams should be open by next fall if I remember correctly.
