Title: Is Regency Mall toxic to surrounding businesses?

Two more major retailers are closing up near Regency... Another closed within the mall. How much longer do you think Best Buy, Home Depot / Lowes and other major anchors will be able to hold up in this area?

Home Depot and Lowe's and other category killers like Target and Walmart are the places that are also killing Regency's anchors (Sears & JCPenney) nationwide. Them being so dominant in the surrounding area isn't doing the actual mall any favors. As far as Best Buy goes, it's troubled as a chain altogether.

World Market does not surprise me. Aside from ROSS, that whole strip mall is usually pretty dead.

I don't see how it's "toxic" to them. Sure the lack of success isn't helping, but I don't think it's "hurting."

Anyway, I've always found it interesting that Home Depot has two locations so close to each other. I guess if the Regency one phases out it could be blamed on that.

Pollo Tropical will be building a new restaurant on Atlantic Blvd across from Regency on the site of the old Hess Station. They are rebuilding the old Olive Garden. Also there is a new Japanese buffet that just opened on Atlantic next to the Ford dealership. So some good news for the Regency area.

I think in the long run the area will be fine, regency needs to decide what it wants to be.
Home Depot, Lowes, Bealls, and the millions of restaurants in the area all do well. Places like bed bath and beyond really are a wonder how they stay open outside of wedding registries.

JCPenney announced another round of store closures. Have to think it is only a matter of time before the grim reaper comes calling for the Regency Square store.

The only guess I made was 2020. Yes, I still feel good about it. It's a race to the bottom between them and Sears.

What makes the Regency Mall creepy...is the Regency Mall.

Other than the Dillards Outlet, you could bulldoze the place and no one would even notice.

The Regency area is a crossroads, carrying many thousands of travelers daily. It's established and familiar. The Mall is the center and therefore the focal point of it all. It just needs to find a successful repurpose and align with that. I think the area, whatever it becomes, will be ok.

Agreed, these comments about JCP and Sears could be bulldozed are from people who have never been in there. Go to either of those stores on the weekend and they're reasonably busy. Like the town center? No, but a ghost town? Far from it.

Even when Regency was fully leased, you did not have the traffic issues, nor impact from weather, compared to SJTC.

Correct the main stores (JCP, Sears and Dillards Clearance) are very busy on the weekends.  Actually the JCP at Regency is the best one in town.  Definitely a repurpose is in line for the mall but the surrounding stores seem to be doing well.  The new Lennar development at Mill Creek is about totally sold out.  There is a new residential development at Merrill and 295.  Definitely there is enough people in the area to support shopping and more on the way !  The traffic control has always been one of the perks of the area.

I agree about traffic at SJTC.  It is a hassle compared to Regency, IMHO.

Hobby Lobby will close in Regency when the new location out RCMP is built (ala Belk moving down Atlantic Blvd from Reg). The good news is that the Regency area will get a Pollo Tropical (as reported earlier) and a Hard Knocks Indoor Entertainment Center (high tech laser tag).

The answer is clear, but I'm sure the situation will remain the same for some time. Regency Square is outmoded to the point of repelling surrounding businesses. I will say it is an oddity to walk down a huge empty concourse, but most people go to malls to shop. What I would like to see is a shift from mall to community center. I'd equate it to making Regency the downtown of Arlington. It has a giant footprint surrounded by a still thriving commercial and residential area. Most parcels are build out, the only option is redevelopment and building up. Bank of America, Crowely, and the Sheriff department have facilities there already. Congestion downtown is only going to grow. If Regency can position themselves right they could ride the current wave of urbanization. Step one, save structures of value, grid and replat.
