That stretch of road is going to be a disaster once this is built.

The logic of road building is lost on me sometimes.
"We need to build an additional road to alleviate traffic on the main arteries" "Ok, let's zone it so a mega box store can be built and clog up the alternate route"
I'm sure there's WAY more to it, but from the layman's perspective that's what it looks like.
Imo, many of our road projects are moreso political and economic-based as opposed to having a primary focus of moving cars and alleviating gridlock. Several roadway projects are intended to create opportunities for adjacent land development. Local examples include SR 9B, First Coast Expressway and the proposed Parramore Road extension. Unfortunately, that's not the message always told the general public.
^Ain't that the truth. Basically everyone buys this line either because their job depends on it, or they're just conditioned to believe it.
I once had a cop pull me over (and ticket me) for seat belt violation here & he said it was because one of his relatives recently died in a car crash & wasn't wearing theirs. I felt like saying "Dude, if you really wanted to truly help you'd work to lessen car dependency. You can't be everywhere all the time can you?"
I didn't of course out of respect, but I wanted to. A lot of people are clueless.

I can't think of many major road projects in this area that weren't anything more than excuses to open up land.
^The Overland Bridge and I-95/JTB projects are two that improve traffic flow and roadway network accessibility.
The Gate store will probably be starting construction late spring or early summer.
I think you are all assuming that government is of one mind. When it is actually many organizations with different agendas. For example the FDOT(state) builds a road for a traffic reason, but in the wings is another set of economic development office(city, county, private?) , mayor's office, or private developer that sees a chance to get more jobs, businesses, taxes, etc.
I see that Collins Rd near this Walmart have been funded for expansion. When will construction begin? As a member of the neighboring community, Collins Rd will not be able to handle a Walmart coming in without further expansion of the roads.
The Walmart is nearing completion and the roads dont even have a hint of upcoming construction.

Hopefully the outparcels will be something different to the area, but I'm willing to bet that they will be the typical commonplace stores/restaurants that's found in the city already.
