Urban Construction Update - September 2014

A few notes on the some of SPR section....

24. The owner was recently looking to crowd source funds to make it come to fruition.

25. Something has been coming soon in that location for years, literally.

26. TerraWise has 3 homes under construction now, one renovation on-going, and one completed. Low Country Classics just finished a home and is in pre-construction of another now. JWB is in the pre-construction phase of a multifamily as well.

27. See #25.

29. You can't tell, but interior work is on-going.

Here's a few you missed:

The renovation of 1501 N. Main Street is almost complete and the office should open soon. It's a really nice renovation inside, think the owner will have an open house this Fall.

After the wedding season, the St. Augustine Paper Company plans to move forward with work inside of their new store front on the 1600 block of Main. They already started a little work. It'll serve as a satellite location for their Jacksonville customers.

Last time I checked, the new multifamily development on the 100 block of W. 8th was still moving forward. City funding was holding them up.

It seems like 220 Riverside is taking forever. They were talking about a Fall 2014 opening, and that seems unlikely at this point. What is the estimated time in which 220 will open?

Phase 1 will be open in November 1st (the side facing the pond)

Phase 2 opens in January (the center part overlooking the pool area)

Phase 3 should be completed by April (the side facing Fresh Market and the small parcel where the leasing office currently is)

Originally expected to be spring 2014, then at groundbreaking they said august 2014...so it does keep falling back. I hear there are some "homeless" people who had expected to be in 220 by now.

Anyone know the Fuel Space? I heard it was that tacky caribbean chain from Orlando, but they are actually opening up a restaurant in the Hodges/Atlantic area... unless they are opening two locations in Jax?

Should see this going vertical before the end of year.

Also, Sweet Pete's new Downtown location will be open on Nov 15th.

I am also very curious about the Fuel space.  Really hope its not the Orlando chain...also hoping, now that I see two more bars coming to Five Points, that it is not a bar.
