So, I was just taking a look around the tax rolls and noticed that a 2009 Tax Certificate owner for the Fat Kat building at Edgewood and Roosevelt has applied for a Tax Deed on the property. Is anyone else elated just at the propsect of that building coming into alternate ownership? If you have money and a good restaurant/retail idea, please look into it. I hear Murray Hill has no problems with parking ;)
Murray Hill Taproom will serve beers crafted in-house as well as other locally crafted beers and microbrews. A full kitchen serving southern comfort food made from scratch and a live music venue provide a one-stop dining/entertainment/social venue for Murray Hill-Riverside-Avondale residents, with reasonable parking/public transit/walking/biking solutions.
Don't you lie to me, lethonius!!!! Is this serious?? Timeline??
Hooked you, Captain. Just throwing chum into the water to see if sharks circle; an informal market study, if you will.
I feel that if ideas get thrown out there and people get excited about it, someone might pick up on it and run with it. A grassroots movement to continue the Murray Hill renaissance.
Look at what Kickback's did for King Street. That is what Moon River Pizza did for Murray Hill on Edgewood, but after the slump over the past 6+ years, many have tried and failed to successfully occupy the east side of the block (1171, sushi place, Fat Kat, etc.) Given the success of Kickback's, Salty Fig, Beer:30, Carmine's, Lola's, Pele's, etc., on King, it seems viable that another establishment that can offer quality food at a reasonable pricing point, a good selection of craft beer, and live entertainment while being accessible and spacious would be a sound business strategy.
Although I'm sure that if anyone had the capital to offer, I'm sure lethonius could and would make it happen. I hear he has a sugar momma at home, but that she's not that sweet.
Update: This building will be going to auction in about 6 months. US Ameribank initiated the tax deed process.
Could this be the "tipping point" for the rapid turnaround for Murray Hill that other similar locations have experienced?
I seriously hope that this gets moved into hands that will transform this place into something special! Moon River and the Billard Place are great and I'm sure they won't mind sharing a little more coolness with open store fronts across the road. If I had money, I'd completely rehab that place and open the window fronts back up! I'd personally open up a historcally themed place to honor Murray Hill. But hey, that's me and I don't have money or investors.
I would love to see fatkat close down. The building is in such horrible shape (always reeks of cigarillo smoke when i walk past it during the week and most of the boards are osb that has been painted, some of it rotting. Then Friday night all I can hear in my house is the bass from the club goers cars from about 11:30 until 3:15..
I think the old 1171 building was just purchased though and they are looking for people to rent it to. Either a home cooking place or a sports bar. They're trying to rezone the lot behind it for more parking.
Pine Street Partners, same people who own the commercial spaces where Bold City is brewed, purchased the 1171 building and lot behind. They have been actively marketing for a restaurant, nothing new yet. It won't sit empty forever, it is a great spot.
I detest Moon River Pizza, but that is my opinion and I take my pizza business elsewhere. I think there are better options in Riverside / Avondale, but again, my opinion. Love the Crazy Egg, Edgewood Bakery, but these are more upscale areas. The fact the wine shop moved up the street to north of the bank, I don't think that I like the direction of 1100 block of Edgewood. The electronic cigarette shop, tattoo parlor, moon river crowd, is not headed in the right direction, for me, and you are seeing more upscale shops move further to Crazy Egg and that area. I think you will see more shops move out of the 1100 block area toward the Murray Hill Theatre and when/if the Library closes, would create an opportunity for more space as well.
Time will tell.

::) Tattoo shops are probably a tell tale sign that a neighborhood is heading in the right direction...not the opposite.

Upscale?

Bernie opened that spot up because the rent was awesome. You know, and the privilege of being next to a seafood market and a weight loss center....
QuoteThe electronic cigarette shop, tattoo parlor, moon river crowd, is not headed in the right direction, for me,....
I'm guessing the 'right direction for you' doesn't include a couple of nice, dare I say... trendy?, hair salons, a great pool hall / pub, a yoga studio and the on-again/off-again Ju jitsu studio around the corner. Let's not forget the Alibi either.... It's been around since before all of them and still doing just fine.

Well no shit, Sherlock. That area some of the only remaining on the strip with available space. Upscale, downscale, side-scale.... it won't matter. If new businesses are moving in the area, that's about the only place they have left to go, but thanks for the 'insight'.
Time will tell.

Yeah, I'll nominate this for the dumbest quote I've ever seen on MJ. Can't wait to see the shops opening up in Avondale and Ortega. Nice.

Well, well, "Upscale, downscale, no-scale", you don't know anything that doesn't come in a text message. Thank you mister helper, keep your head down in the beer tray at the Alibi, we will call you when we run out of brain cells.
:o
Well it looks like they have most of the kitchen equipment in the 1171 building. They came in with a uhaul a week or two ago and someone has been there daily cleaning/fixing as well as a new A/C unit outside. I've been told it will be a bar & grill "like a Ruby Tuesdays".....
I'm not sure I like the tattoo parlor either, my wife has said there are often guys outside checking out the women leaving the yoga studio which she is not fond of. And I'm not sure how so many of these e-cig places keep popping up. I'm guessing markup is super high but I thought of this as something you bought online.

You do realize that revitalizing neighborhoods go through distinct cycles right?

Speaking of dumb quotes....

The restaurant going in has operated for awhile off Normandy. A Ruby Tuesday-esque price point fits the space pretty well.
Myself and a few others toyed with a concept that would take over both the 1171 and the sushi spaces when Don pulled out and bought the Homestead building instead. Ultimately, I think to make the space work you have to be in a certain range with your average ticket price... and it wasn't a range that made sense for that particular concept. Howerver, the sushi space may still be in play for one of those investors.
The FatKat building is scheduled for auction on October 16, 2013. Starting bid $33,709. Use the link below to see.

Any body have $50k I can borrow?
Well, first block just took a step in the wrong direction. The tax certificate was redeemed and the blight of murray hill will remain. :'(
On another note, 1171 diner is opening up soon. Its a father-son family business. I plan to support them!
Just ate their last night. I hope there is a plan for post grand opening tonight. At this point, I give them six months before going dark. Not because it was bad, but it was completey meh.
I drove past yesterday. If the grand opening fanfare is any indication, this place looks pretty underwhelming. Sad.
Is it literally called 1171 Diner?
Can't find anything about them online.
Not good my friends, not good!

I feel that area of Edgewood suffers from trying to stuff too many parking spaces in an area that wants to be mostly pedestrian. They really outta think about taking out those middle parking spots. Its so chaotic, an uninviting.

If anything that area of Edgewood is the most vibrant of the entire corridor. It gets more and more sparse the further north you go. As has been mentioned on previous threads Edgewood (north of Mayflower) we be well-served with a road diet and some complete streets initiatives.
Sad to hear about fatkat. It does seem their clients have been quieter when leaving Friday and Saturday night though. And I agree about 1171 grill. I would love to see it do well but the food cannot hold a candle to the stuff they serve at the perfect rack across the street. Had wings that were cooked well but generic sauce, fries were good but a little soft and the wife's fish wrap only had scraps of fish. I figure I'll try it again in a few weeks... Fingers crossed!
There is little to NO buzz about 1171. I don't know if they don't have money for advertising or what, but no one along the corridor there seems to give 2 shakes about the fact that they are open. This family supposedly has history in opening a restaurant, but it looks dead in there most of the times you go by.
Maybe they can throw out some 20 dollar bills and lure people in, maybe Thursday for the Jags game. Or they should go up the street and see what the Crazy Egg is doing, cause that place is packed on weekends and has a good crowd during the week.

I've been four times now. Their beer selection is nice - 8 or 10 taps - mostly local crafts.
The food is meh, but they've got solid bones to work from. The biggest issue is and will be getting people in the door. There are those who still don't have a great taste in their mouth from the original 1171 (myself included). There are those that don't go anywhere until they get a recommendation from someone they know who's been there (or read on an online forum - BenSays). Even being on a corner, they still don't visually stand out - not much interior light spilling out, not much exterior lighting to draw you in. I've driven past and wondered if they were even open.
There's more, but that's what's stood out the times I've been.
QuoteThere's more, but that's what's stood out the times I've been.
I drove by there about 5:30 tonight, was maybe 5 people in it. Its the Holiday season, add some effin lights outside, do more than have a flashing NEON sign that says "open", I mean the new Nail Salon down toward the tracks had more going for it, balloons, lights, PROPPED OPEN DOOR.
They ought to add a juggler or flame-thrower to lead people in there. They really need more there. It could be a great spot, but go down and learn from Crazy Egg and REPEAT what they are doing, its not hard!
Well, can't say I didn't see this coming....5 shot 1 dead at Fat Kat at 4am this morning. I wish Mr. John B. Kowkabany, po box 4xxxx, jacksonville, fl 32203-1461 and 8xxx hxxxxxxx rd, jacksonville, fl 32256, would stop subjecting our neighborhood to the trash he allows at that establishment.
Jim Love, the councilman that Stephen and others enjoy throwing under the bus, contacted Angela Corey and the Westside Zone Commander to get the facts on the shooting and he plans on holding meetings with residents to help clean up the Fat Kat.
You can send mail all you want to the owner, but he'll probably use it to wipe. You need to get government involved if you want to see real results.
What shocks me is that there are 200 people there and no one knows who fired the shots? Uh, yeah, right.
Another hit to the strides Murray Hill has made to clean up. Just saw a news blurb that owners want to reopen FatKat. I think a peaceful protest would be for the whole neighborhood to park their cars down at first block, up and down Edgewood, and around in the Jones College lot.
That place is like herpes.
Where did you see this news blurb?
It was just on Fox 30
I'll get my pitch fork and torch. I don't want that place to reopen in my neighborhood. It's ruining that strip...
Looks like it may reopen, will have some hurdles to do so...

Reconnected with an Edgewood Business person" we traveled to a not too distant, excellent lunch spot (I was so happily impressed :)) some kind of obvious group/land owner effort, possibly related to a business just yonder across that street) the after lunch short drive (yep,we were in Vehicle) obviously taylored to immediate neighborhood maneuver/surveillance -and as a former resident of the place,I would say: Good Call
