This is exactly the type of infill development that can occur on Riverplace Blvd with a better street design.
We can hit hundreds of these "singles" throughout downtown in the next several years.

100% agree.
If anything, I'd like an outdoor cafe extended all the way under that big tree on the east end of the proposed building.
^Yeah, that would be a major plus. I think it maybe possible to have an outdoor cafe extended on both ends.

If this place can get their doors open, I see no reason for them to ever close. This is one of the busiest areas of town with access to any area that the skyway touches. This would be a great location for a 7-Eleven, a cafe, a coffee shop, or any number of complimenting uses.
^That's what the development group believes as well. They envision a couple of tenants selling stuff like coffee and donuts, subs, pizza or ice cream with landscaped patios for outdoor seating.

BTW is everyone ready 4/9/13 next Jacksonville city council meeting for 2013-187 $14,255,000 from the banking fund to make the Jake Godbold building an official city building? Also being introduced 2013-214 $19,615 to purchase 20 chairs for Jacksonville city council members. Public Service-Cha-Ching!
Speaking of "singles" anyone want to contribute a single buck to 2009-442 the Artifficial Reef Trust Fund. 6 permitted reefs in the river south of the Fuller Warren. JWC meeting 6 days out. The state of Florida is watching.
Now, if we can just get that pedestrian bridge built from the Skyway station, we will be in business.

This is starting to feel like metrojax back in the heydays!! New projects proposed every week, but this time they are needed additions to the core. I'd prefer this little retail infill to the Bishopgate luxury tower that would have been largely closed off at the street level. With this retail and the Brooklyn development, one might actually be able to live on the southbank car-free. If we can parlay these developments into getting some market rate housing, we'll be in business for sure!

I still think 218 could work really well as mixed use (live/work) with residential on the top floors (and without having to rely on massive taxpayer money/historic credits like the Ambassador) and a biz incubator in the lower floors.

I'm sitting at the DDRB meeting. This project is now up for discussion.
The presentation of this project is being given by a representative from KBJ Architects. Baptist continues to expand into the Aetna Building so developer envisions this project serving both Baptist and Aetna employees and visitors. No extra parking is envisioned because the intent of the project is to serve people already in the area that use existing facilities.
Dunkin Donuts has expressed interest in the project.
Roland Udenze wants them to bring color samples when they come back for final approval. Chris Flagg suggests if there is an opportunity to make the building stand out from the garage, the applicant should take advantage of it. He also suggests making the patios on the end larger. He thinks they could be great outdoor spaces.
The DDRB has approved the conceptual design of this project.

This is a nice addition, but why not add 4,5 or 6 more floors and cover up that garage view.
Could be doctor's offices, apartments, Extended stay or boutique hotel. Land is at a premium in this area already.
Maybe the foundation is being built such that it could be added later? Seems a waste to just put a single story building there. Each floor could have same floor garage access too, I would think.
^^^ask downtownjag about land prices in that area, he is in that business I believe. Numbers he threw out earlier for Jax and DT in particular shocked me (basically there is no value in land anywhere in Jax...retail near SJTC is most expensive and it's still what I would call a giveaway)
Plus...this particular land could already be owned by whoever owns the garage. I wouldn't be surprised if the developers of the retail are on a ground lease, thus making both parties happy (or is the owners of the garage doing this?). There's no value in more than they propose, MOB for additional doctor's offices need a much more sophisticated building and fully customizable space.
The developer already owns the land, garage and the Aetna building.

Why couldn't the additional floors be just as 'sophisticated' or 'customized' as they need to be?
Given that the additional parking is already provided, and that this is in extremely close proximity to thousands of workers, patients and visitors, how is a one story building the highest and best use?
It would have to be old given the drawing of the st john tower to the rt, which has been dead for some time.
^That site plan says "future" tower. During their presentation last week, South Shore mentioned the future marina and tower site. Sounds like they still eventually plan some sort of infill on the site of the dead St. Johns condo tower, when a feasible opportunity presents itself.
