Interesting. Kind of reminds me of when Sleiman says he's got national tenants chomping at the bit to come to the Landing-just as soon as he gets his parking of course. Maybe even a Fuddruckers.

I've got a $30 million lined up myself. I'm going to use the funds to construct a movie studio at the Prime Osborn. I'm just waiting to purchase a winning lottery ticket to finalize the deal.
Parking garage or signature riverfront skyline tower??
Breaking News:
Local MetroJacksonville visionary has grand plans for a lot currently under contract to be covered up by hideous parking garage. Better known as "Jason", the MetroJacksonville member has devised plans to construct a 44 story multi-use tower that would plug a gap in Jacksonville's already beautiful skyline. When asked why he wishes to build such a tower in that location he stated "A parking garage at that location would eliminate the possibility of ever filling out our skyline with a postcard quality building. Our skyline is the face of Jacksonville and I would hate to see it blemished forever with an ill planned parking structure."

In all reality, just messing around with Google Earth and Sketchup, one can really grasp the potential of our urban core and skyline. I really hope this garage does not move forward in its current form.

Just have the parking garage underneath the building. That building would be a great addition to the skyline. Unfortunately, the city would never go for something that grand.

There are so many pieces that have to come together to make a commercial real estate deal work that it is not unusual for developers/RE firms to have several potential clients in the works at any one time. Also many commercial property "shoppers" are out repping their clients looking for the best deal and will take property managers down to the last nickel when working on leases, just to have their financing fall through.
Also another plague in the commercial market is the preponderance of hedge funds that want to lend money to developers and also hold every lease negotiation with tight strings to protect their investment. Problem is most of those funds manage them from several thousand miles away (NYC comes to mind).
So its not entirely out of the impossible when someone says they have a Fuddruckers or whatever looking at coming in. The reality is there is so much tire kicking that goes on before the announcement is official. On the other side its easy for a developer to wedge the city fathers by saying, "I have so and so ready to go if you give me this".
Many developers use press release promotion to try and create buzz for their effort, some to litmus test the market, some to make their lenders feel better.
Until Jacksonville can clear out some vacancies, get traction with their historical buildings (if at all), and DIA can get some urban core planning done, only then will the downtown commercial market recover.
Well now we know why this hasn't gone vertical yet.
