Construction plans were filed for World of Beer in the Tinseltown area and for Aardwolf Brewery in San Marco.
Plans also were filed for Teavana in St. Johns Town Center, while renovations are pending for MShack in San Marco.

• World of Beer. Tampa-based World of Beer plans to develop its first Jacksonville location in Tinseltown in the site of the former Starbucks. It is scheduled to open in November.

Plans show a 2,938-square-foot bar, with a performance stage, at 9700 Deer Lake Court, No. 1, at a build-out cost of $200,000. Plans show 141 bar seats.

The website, wobusa.com, confirms that World of Beer is coming to Jacksonville and states the location and the November opening. The site also says it’s hiring for the location.

World of Beer shows 31 locations on its site with eight more coming soon. Most are in Florida although 14 are listed in at least

10 other states. It invites franchisees.

It states that the World of Beer culture is a neighborhood environment and “being surrounded by good people who enjoy awesome beer, great music and sports. When you walk into World of Beer, we want you to feel like you’re hosting a party in your own living room.”

• Aardwolf Brewery. Construction plans were filed for Aardwolf Brewery & Taproom at 1461 Hendricks Ave., a former marble and tile store. Plans show a $300,000 tenant build-out with about 3,000 square feet for the taproom and kitchen and 7,000 square feet for future brewery space.

The contractor is North Florida Construction Co. and the architect is Doherty Sommers Architects Engineers Inc.

• Teavana. Plans were filed for Teavana to open in St. Johns Town Center at 10281 Midtown Parkway, No. 197. Build-out is shown at $150,000. It’s near the DSW store.

Teavana’s website, teavana.com, shows a Jacksonville location at The Avenues mall. Atlanta-based Teavana first opened in 1997, the name meaning “heaven of tea,” and offers more than 100 selections of loose-leaf tea. It has more than 200 locations in the U.S., Mexico and Canada.

• MShack. MShack is a venture by brothers Matthew and David Medure, “fusing the old fashioned burger joint with style and fresh ingredients.” The mshackburgers.com site says MShack burgers are made with all natural, hormone-free beef ground fresh daily and that “juicy, all beef hot dogs, hand-cut fries, mouth-watering milk shakes and more help complete their unique menu.”

The first location is in Atlantic Beach and the newest is planned at the Take Away Gourmet site in San Marco at 2103 San Marco Blvd.

Plans show a $165,000 build-out and remodel for the 2,691-square-foot space.

Does Aardwolf have different zoning than IAW or Bold City?  I thought Intuition was limited to using 10% of their space for on site consumption and I did not think either of the other two were allowed to serve food.  If Intuition could serve food, I'd order some of their homemade boiled peanut hummus every time I was there.

IAW, how are you coming along with your search for a larger second location?

Aardwolf got a PUD.

So PUDs can result in positive development for a neighborhood?  Somebody might want to tell that to some of the forumers residing in Avondale.

"Some of the forumers residing in Avondale" aren't the sanest bunch...may wanna hold off telling them about PUDs and positive development...they may start clogging this thread with nonsense about the business acumen of certain Avondale shop owners and how stupid pizza is...

Less than fruitful. Maybe I would have better luck if I wanted to build a parking garage!

Of course you would. Parking garages are the key to downtown vibrancy because already having twice as many available spaces as people isn't enough.

There's capital improvement money in the Southbank Riverwalk fund... maybe you should ask Council to divert that money into a parking garage on the Shipyards site and then just sell beers in Solo cups out of kegs on ice on top of the garage!  Hell, if I had half the money from the taxpayers... I'd be glad to partner up with you.

DavisandFieldParksCarsOnTheRiver LLC is being formed now by my attorney.

Not only did Aardwolf get a PUD to allow for things such as food trucks, etc... their councilwoman and neighborhood preservation society welcomed them with open arms and proactively worked with them to put together a fantastic project (and even tie in talks of transit and off site/shared parking arrangements into the conversation).

Odd that Hendricks is taking off as a commercial district without people screaming at small business owners.

A brewery/parking garage combo has not been tried yet... Some kind of cool parking theme... neon lights etc...

[Odd that Hendricks is taking off as a commercial district without people screaming at small business owners.

The sad thing is that the city won't realize it until Hendricks is built up and vibrant and R/A has 4 more blocks of surface parking and no new retail tenants.  Then somebody between Hendricks and San Marco Blvd will complain and the witch hunt will cross the river and R/A will be left in peace.  Then it will just be hot potato with the city always 2 years behind the people with their parking nazis.

Intuition have you guys explored the southbank/san marco at all?  What about the site where Crawdaddy's (or whatever) was between the Wyndham and DCPS?  Or somehwere along King's Ave?  With the new interchange at Atlantic you'd have I-95 access for trucks right there.
