Decent construction update.  Looks like Pulp may not be opening?  The Panera development for San Marco is pretty good, especially since their Panera closed and this one will be a rehab project.  And the courthouse...taking forever!

The building originally had a PUD approved to build a train-themed restaurant.  A little while ago, plans changed.  SMPS really worked with the developer to have a site plan that kept the building intact.  It's one of the few remaining municipal buildings still standing from the old City of South Jacksonville.

from what I understand, plans are to tear down the single story building on the site and re-use the two story building.

Unless something changed, the old utilities building is staying intact as an adaptive re-use(which was not the original plan) and it will share parking with SMPS, keeping the building with proper pedestrian scaling fronting the street.

The tower at Wolfson will be "dried in" this month. Curtainwall is at the 9th floor (north elevation). Roofing has been done on lowerfloors. There are six different elevations with roofing.  Opening date remains fourth quarter 2012.  Contractor/construction manager, Batson Cook Company, reports it is on schedule.

Can't imagine Pulp would still be opening. I'm not businessman, but I can't understand how this would be a good business decision.

Lakelander and I are working on an article about this project that will be published soon.  In a nutshell, the large utilities building will be renovated for restaurant & retail.  Panera will occupy a new 4,000 sf building in the place of the smaller building that is adjacent to the old South Jacksonville City Hall (where SMPS office is).  The lot behind SJCH will become a shared parking lot.

Most exciting to me is that there will be a plaza created in the space between the old utilities building, Panera's new building, Hendricks and the RR tracks.  We worked hard to keep that space free of parking.  To his credit, the developer bought into the vision and has worked hard with us to make it all happen.

What's the estimated finish date on the Courthouse? I'm actually kinda tired of seeing it at this point. I just want the current courthouse to move...

Pulp is in the process of opening in Avondale... they had to completely gut the interior. 

People were working on Derby on Park Saturday and Sunday.  This isn't a Ty Pennington show  ;D

And that my friends is why we need more people like Doug Skiles willing to make it happen.  He is certainly someone that is inspiring to me.

With San Marco Station finally coming through, does anyone know if Hendricks Avenue Station will move forward??  It's located at about 1402 Hendricks Ave, on the west side just north of the tracks. 

On the San Marco Blvd streetscape project, are they not doing the roundabouts and the reverse angle parking outside of E-Street??

Is there a limit to how close the Accubuild/Hurricane Wings building can get to the intersection??  It seems to me they really failed to maximize the potential of that site.

San Marco Station is going to be a great addition to the area.  If they can fully lease out the 2 story building, that would be a lot of added activity to that area.  Hopefully it will set the new standard for development in that area.

I think they are slated to move next year. So we have another year of looking at it in its present state.

I saw some activity there recently, but nothing that looked like a business about to open.

Roundabouts will be located at Landon and Naldo intersections.  Angled parking yes, but not sure if it is reverse.

No limit.  The current building was existing long before the old Panera.  I believe there was a parking lot on the street side of it.  The owners have future plans for an office retail building at the corner, but as with most things, the economy put it to a screaching halt.

I don't expect much to happen on the second floor, but from what I have been told, there is another restaurant ready to go in the bottom floor.

I agree - it will be great for the area - and will hopefully draw enough to get something happening on the east side of Hendricks.

The owner has filed a PUD and has an agreement with Panera.  I don't know what the exact timetable is, other than that I have been told to pick up the pace.  (I am doing the engineering for the project...)

But seriously, I'm not sure why they still include it with no progress after many months. Last I spoke with the manager, it was supposed to be open by the summer. That was a while ago though. Maybe they ran out of cash or it's not happening now??

I did notice the banner has been tucked under for a while now too.

I really hope the Japanese/Sushi restaurant in Avondale isn't another average sushi joint run by Chinese people.  We are overrun with those right now.  What we really need is a hip, upscale place like Dragonfly in Gainesville.

The Johnny Boy Peyton Courthouse might be delayed by the EPA. It appears they used so many pillars that some of those things are on the brink of extinction. Wild pillars are getting harder and harder to find.  The endangered species guys will have to sign off on the building before we will see it open... LOL  ;)

I hope the new outparcel building is built with a little more charachter than what is shown in the renderings.  It seems the company's experience so far is exclusively with suburban strip malls.

Once again you guys missed Lee HS.  There is a lot going on there.  Original building has been completely gutted to the structure and two new structures are going up behind the school.  It's a 33 million dollar project.

Cool,  I've been wondering what the plan for  that site is going to be.   If you pass by aand dont mind snapping a pic I'm  sure it would be appreciated in this tgread :)
