Any bets on which will flop first??

^More importantly from the Sushi invasion of 2009, have we had INS check the Villas for any apartments housing illegal Ice Cream servers?

I think Tasti D-Lite will stay around. They have the longevity and corporate experience to stick around for the long haul. Been going to their Manhattan locations for years, and in both taste, product, and service, they're impeccable.

I am told the Lee HS project is actually three seperate projects.  The addition on the south side of the school is by one firm, and the new additions on the northwest and the renovation of the original building is by another firm.  That work should be in progress for another one and a half years.

There was activity at Pulp today. The door was open for the first time in months and about 5 people were standing in and out of the space. Also, they put up two signs in the windows, one for a construction company and the other for an interior design firm. Obviously, things are finally starting to happen there.

QuoteThe froyo phenomenon is coming to Riverside.

In addition to the planned early August opening of Jacksonville's first Tasti D-Lite, two frozen yogurt shops are in the works.

Building permits were issued last week for Yonilla, a frozen yogurt shop planned for 1045 Park St. across from the 5 Points Theatre and Tasti D-Lite. (Tasti D-Lite is a frozen dessert that's neither frozen yogurt nor ice cream.)

And Mochi Frozen Yogurt â€" with shops already at the St. Johns Town Center and the Beach Blvd./Hodges Blvd. area â€" announced Wednesday on Facebook that it will open a Riverside location. According to a state restaurant licensing database, Mochi is planning a store at 1661 Riverside between Subway and Einstein Bros. Bagels.

Looks like Landing will be taking advantage of the Facade grants. I hope they due. The  "embelishing" ideas that they are throwing around are cool. They would like a street level prescene in front of the Landing and that is what we need.

Ajax (architecture by Perkins+Will and RDB)  is building the new construction to the north and northwest of the school.  They are also performing the renovation of the historic building (second lee picture).
Danis (architecture by Dean Scott and JSA) is currently finishing the new construction to the south (first lee picture).

^From what I understand, it's legit. The plan is to demolish the building there and rebuild, meaning it will have to go through design review (thank god).

I am blown away that from a real estate perspective, the only eyesore in the Shoppes of Avondale is being redeveloped into a building who's biggest seller is a $3 slushie.

Maybe it'll be a 2 or 3 story building with the 7-Eleven as a ground retail tenant. I'd have to bet it wouldn't be an average 7-Eleven though, I can see a war happening over this one.

Are you guys sure? From what I have always understood the sev only builds stores within a certain radius of their distribution center, which I think (thought) was Orlando.  We can only hope that the greatest convenience store ever is coming to jax.

Don't forget HandyWay!  Interesting that the closest 7-11 is currently between Palm Coast & Daytona.  I wonder if the plan is for a larger footprint in North Florida.  Marathon has been showing up more & more as well.

As posted above, there used to be 7-11's in JAX. They all disappeared in the early 80's. Maybe someone can fill in the real history, but I've heard people say Lil' Champ had a non-compete agreement with them which gave all of NEFL to Lil' Champ?

Most of the 7-11's I have been to are pretty disgusting inside. I'd rather go to Gate or Daily's.
Title: Re: Urban Core Construction Update - July 2011
Post by: acme54321 on July 22, 2011, 02:10:20 PM
Many 7-11s are a lot older buildings than most Gate and Daily's are.

I think it would be cool if someone build a nice multistory (3-5 floor) building there with a ground level 7-11 that aligned with the sidewalk like the rest of the shops and they could put parking in the back and/or a small parking deck in the building for tenants.

7-11 sold off its stores and assets to Gate Petroleum when they decided to leave the market. I am not sure what their reason for leaving was though.

I'm pretty sure that the last 7-11 in North Florida was @ College Drive & Peoria in Orang Park - that lasted well into the late '90's.

I went to one south of Daytona that was fairly new and in a nicer area and the bathrooms were disgusting. I'm not sure the company as a whole has very high standards for their employees or stores.

Not really news.  It's been said here many, many times.
They need more letters of intent to get financing.  Plain and simple.  The project isn't dead.
The old Brooklyn Park development next door was foreclosed on awhile ago however.

QuoteI believe the convenience store at Stockton and Oak Street used to be a 7-11

That was a Convenience Mart, not a 7-11. The one with the big red sign with a big letter 'C' with several shadows of the letter 'C' behind it in yellow.

Both the Omni and Hampton Inn downtown are starting 2 million(collectively) in renovations on their properties.  That can't be seen from street level, but the Omni is upgrading their meeting spaces and Hampton is upgrading their building's amenities.
