I have a friend who needs to find an apartment. He's looking for something Riverside / 5-Points / Springfield / Downtown around $700/mnth. Didn't see anything in the MJ classified, so I figured here would be better.

Just drive down College, Myra, Dellwood, and look at the signs. That kind of money gets you 2/1 with hardwood floors and maybe with a fireplace right now. Tell him to look for the purpose built duplexes or quad-plexes rather than a sub-divided house as they have much better floor plans.
Old Riverside was developed before most people owned their own houses and these places were meant to be "homes" not just pads.
It's a renter's market right now.

Their listings are usually dumps, in my experience. I've spent many days placing a key deposit and driving around looking at their listings. Maybe with enough persistence and luck, you can find a diamond in the rough.

Traditions has a great selection, but I've never been impressed with their procedures. They nickel and dime you with bogus doc prep costs. You're not closing on a house, you're renting an apartment.
I've had the very best luck renting in the historic districts by driving around and making notes on places being rented by the owners.
I use Traditions to rent my properties because they can do a credit check, which as an individual I cannot do. It weeds out a lot of the bad tenants.
I don't blame a property owner for taking advantage of their services in the least. But they do make it difficult for people planning to rent. They should have left some of that unnecessary overhead behind when they split off from Atkinson Knight.
Traditions is what I used last time I got a place. Not bad, and they usually have a couple listings in that range. You might consider using one of the aggregating sites like trulia.com or zillow.com. They may be a couple days out of date (but not too much really), and they pull in homes from all over (agents, craigslist, etc)
