Title: Best areas in Riverside Avondale?

Where are the best parts of the neighborhood to live? I would think closer to the commercial areas would be most interesting (St. John's Ave in Avondale, Park/Post and King, near Five Points). Any opinions on which is best? How about Stockton and College (where 13 Gypsies is)?

Any areas that are a little more iffy where safety might be an issue?

Basically, where should or shouldn't someone want to live in the neighborhood?

This is hard to answer, and would really be based on individual preference. Deciding which commercial district (Five Points, Park/King, Avondale...) most interests you would be the best starting point as to where to look.

As far as crime or feeling comfortable in an area, it would be best to visit the area and walk around at different times of the day. This way you can see the broad spectrum of people in the area, and whether it meets your feeling of safety.

I am sure if you single in on an area and ask questions on this forum regarding it, you could get a more specific response.

I live by Saint Vincents and love it. I don't think you can go wrong in this area, it's really wonderful!

In terms of convenience, the best areas are within a few blocks of any of the commercial hubs. If you want piece and quiet then start around Park Street and work out in either direction til you find exactly what you are looking for/can afford. It should not take long to find a geat place to call home.

I live on College between Acosta and King and love it here.  (Been here for 10+ years) Sure we get the occasional late night car accidents because of the curve but that is what we do for excitement here :)  There have been some reports of robberies in the Brownstone apartments on the corner but other than that it's pretty quiet.

Don't consider any place on post street with onstreet parking. Post street is notorious for midnight drunk bumpercar action.

I think anywhere towards the river from Post Street would be nice, and then it's just take your pick of the commercial district you'd like..  Also, look at the western portion of Avondale at streets like Talbot or Ingleside.  They both have a ton of great houses.

As far as safety goes, anywhere east of McDuff is going to have an occasional incident, but I don't consider the area unsafe.  The beating of that girl last year occurred about 3 blocks from the 5 points strip.

I live in the area in between Avondale and Riverside and love it. We live on Belvedere, and, from there, we can walk to the Shops of Avondale and easily ride our bikes to Riverside, which we do often in the spring and summer. The one drawback about Belvedere is the noise from Lee High School - we like hearing the marching band practice and the football games, but we could probably do without the morning announcements. The neighborhood is safe - I jog in the mornings with my dog all over Avondale and into Riverside and have never felt unsafe. There have been a few afternoon burglary attempts in the area by a bored high schooler with too much time on his or her hands, but otherwise there is little crime that I'm aware of. The demographic of the neighborhood is varying - 20 somethings to much older, singles and families.

One thing to consider is your commute to work. If you have to drive to Southside you want to be as close to the Fuller Warren onramp as possible in order to bypass the 95/10 interchange in the AM..that can add some serious time to your drive in. Otherwise, there's plenty of back roads to take if you work on the same side of the river.

Commuting concerns aside, people are going to be careful to advise against the "bad" areas of Riverside out of fear of offending anyone, but the closer to I-10 you are the shadier it seems. If money were no object  I’d live within a few blocks of the river south of 5 points or Avondale.

 For a couple of years an apartment with open air porch at Riverside and Aberdeen was superb.On street parking a hassle due to routine vandalism.

Fishweir Creek defines the southwesterly boundary of RAP and a delighfully obscure quadrant.

Wherever you land, make sure your house or apartment has a porch or balcony.  One of the delights of Riverside is to sit outside and watch the world go by and say hi to your neighbors.

Yeah, I live around the corner from you on Remington. The games are loud.. but I've gotten used to it. We get a lot of the skippers though wandering through the neighborhood. I don't feel unsafe at all. But as a rule of thumb, don't leave anything too nice in my car. It was broken in to twice when I lived on McDuff. No bueno.

YES! You never know what's going to happen when you sit on the porch on a spring or summer evening. Impromptu porch parties are frequent, as your neighbors invite you over or you invite them over to chill and talk about what's going on. It's one of my favorite things to do. You get to know your neighbors really well.

WTF? Telfair Stockton in the 20's built the base of what he referred to as Avondale in Challen, Avondale, Edgewood and Talbot. Western portion of Avondale? Try the HEART of Avondale.

I agree, been here for over a year and love it too.  This area around stockton is underated and it should only get better with the John Gorrie conversion.

as has been acknowledged, similar to how Riverside proper and the Urban Transition Area east of Margaret St. have largely swallowed Brooklyn's identity, while Fishweir Creek does define the SW edge of RAP's ratified historic zoning overlay, you may find a lot to like in R-A adjacent Fairfax or even Lakeside Park near the Chamblin bookmine area smack between Ortega and Avondale surrounding the Roosevelt Publix.  Anything east of what was once Fuller St.

Murray Hill feels a lot like -and inextricably part of- Riverside.

The human scale and relevant densities and proximity of conveniences and attractions are similar.

Riverside's newly dubbed Brewery District IS definitely a draw creating an upswing in contrast to the economic clouds of uncertainty hovering over the 'burbs.  If you're here now, don't leave unless you're thinking of Springfield!  We're still improving!
Not only can we smile as Just Brew It, Bold City, and Intuition Ale Works have opened their doors, but we can also look forward with bright eyes as the long awaited Stockton "Town Center Iniative" streetscaping follows the completion of the Gorrie campus conversion...

Apparently the City Traffic department needed to remind people they are now in Jacksonville, after leaving Jacksonville Beach. Why not just scream out, STILL IN DUVAL COUNTY?????

IF you don't live in, near or around these fine old neighborhoods west of the beach, perhaps you're answering a question no one asked here.

I already know far too many people who work FOR our illustrious city, just wondering if anyone cared to know that after spending millions on a new bridge, we should be relegated to a nice plastic sign reminding those traveling in from the beach that they are still in Jacksonville.

Just as those in Riverside are priviledged to know that train tracks and I-10 seperate them from Murray Hill. Wonder how much enforcement of RAP occurrs in those outlying areas????

choo choo so if you live in the 1100 or 1300 block of Talbot and you still hear the trains no matter which side of 17 you live on, but you bought a 2300sqft brick home and did so for about $80K LESS than such may set you back on the east side of the rail, KUDOS!

And yes the signage coming in from the beaches is redundant.

Let's just see chief. Murray Hill is bounded by Cassat on the west, Park on the southwest, 17 (and rail road tracks) on the south as it heads to town, and then east of 17 (and said railroad tracks) as it interchanges with 10. Located south of 10 as well.

Next time, I'll make sure I add US 17 so we can connect the dots around Murray Hill! YEAH!

YEAH MurrayHill is south of I10, accessed by Edgewood Ave, US17, SR111, Post St., Hamilton St. and is a one of a great many places call home. near Riverside. similar vintage.
Since you seem so interested, allow me please to point you in a new and different direction: Friends of the Murray Hill Library, Edgewood Bakery, Dreamette Ice Cream shop, MHTheatre, coin company, MoonRiver pizzza
so much more.
You don't really care.

As a 6 year resident of Riverside that rarely leaves the neighborhood, I feel like I'm stating the obvious...

The closer you are to the river, the "nicer" it is.  As you move away from that, it becomes a little more, eh, gritty.  If the block looks nice, it probably is.  If the block looks rough, it probably is.  Murray Hill is not in Riverside; it's its own neighborhood, so I don't know that that's really relevant to the original question.  And the brewing district is a cool development, but I don't know that I'd be looking to buy a house over there...

Good point about the price of real estate on each side of the train tracks. When we lived in Jacksonville Beach, "east of 3rd" as it was known was a significantly different price point than a house on, for example, 4th Street.  So, look for the bargains near the fringes of a popular neighborhood if you are on a budget.

I think my favorite parts are around the commerical areas because you can walk to things. Im excitied about the stockton street projects too!

Being within walking/biking distance of 5 Points and the Publix plaza is a real plus.

I rented for 2 years near Five Points before buying my house in the King Street District, and I feel you can't go wrong with either area.

Being close to Publix is a definite convenience, but the Walgreens at Park and King comes through for most things in a pinch.

As far as night life, I find King Street and the Brewing District more to my liking, and when it comes to walkability, walking home from the bars is top on my list.
