New Face for a Familiar Place

a new development received a vote of confidence on august 22 by the jacksonville historic preservation commission. according to the article, the final draft of the project will be submitted "later this month" and doesn't really specify if that means august, september or october, when the story appeared here.
has anyone else heard anything about this? developer is I. Mark Rubin, president of AccuBuild Companies, which I think has an office in the historic house mentioned and visible in the center of the picture. architect is Clifford Duch of Cronk Duch.
i live directly across the street from there. i planned on getting pictures of the buildings that will be removed, but i can't find the camera. the buildings on the corners won't be much to miss if buildings like this are replacing them. i think one is an apartment building from the second half of the 20th century and the other is a small commercial building from the second half of the 20th century.
We need this at 8th and Boulevard in place of the Huggins and the Shell...

that's all i remember the article saying about the developers, except that he was trying to sue the city because the historic preservation council denied his original proposal, which included moving the historic house. apparently he'll drop the suit if they accept this proposal.

Isn't Rubin and Accubuild the same developer that proposed the Oak Street Lofts project? I noticed that site is now up for sale, so I assume it must be dead.

Rubin has done a nice job with this project and has worked within the system. With the Oak Street Lofts, he tried to circumvent the normal course of business and ram things through and it failed. I am happy to see that he has come around and is now creating something which will benefit the neighborhood. I personally dont care for the pastel stucco, but overall it is a good project.

i definitely think it would look better with brick fronts, but given other buildings on stockton and the new apt/condo complex on riverside across from publix, it's apparently what the cool kids are doing.
This will be a couple houses down from the slow moving Prado Walk development. Hopefully the two can help each other gain momentum and add to the vibrancy of the neighborhood.

where is the prado walk located?
At the corner of Riverside Ave. and Barr Street. It's right across from St Vincents' main entrance. http://www.pradowalk.com/ there's not much to their website, but it has a rendering and some spanish guitar in the background.
The Rubin project is at Riverside and Stockton and is exclusively commercial rental, with ground floor retail and doctor's offices on the top two floors (for a total of 3 floors for the building). Prado Walk is another project at Barrs and Riverside and will be residential condos. I am not sure about the ground floor but I think it may be retail condo. Prado has clearly been hurt and delayed by the residential real estate downturn whereas Rubin's project is commercial rental and is moving full steam ahead apparently.
Once these projects are up and running they should both prove to be an asset to the neighborhood.
The plans I had seen a few weeks ago looked pretty nice, but this project was denied by the council's land use and zoning committee and officially sent back to committee last night.
