To move or not to move: Wells Fargo subject of question

Real estate sources report that Wells Fargo, which merged with Wachovia Corp. almost two years ago, is considering where to operate its Downtown administrative offices.

Wachovia’s Jacksonville executives have not returned telephone calls for comment.

The real estate sources, who asked not to be identified because they were not authorized to speak about the negotiations, said Wells Fargo/Wachovia is considering whether to stay in One Enterprise Center at 225 Water St. or move into the Modis Building, which is also known as Independent Square.

Sources say a decision is expected by early next year.

In either event, Wells Fargo is expected to put up new signs within the year to replace Wachovia’s name.

A move to the Modis Building would mean the potential replacement of the Modis name atop the building with Wells Fargo.

Independent Square is the name of the building at 1 Independent Drive that features the Modis name on top. Modis is the name of a predecessor company to Adecco Group North America, a staffing company that will move from the building for Southside in the spring.

Wachovia has occupied the One Enterprise Center Building Downtown from the building’s beginning, first as Florida National Bank and then as First Union before it merged into Wachovia.

It’s likely that a move would not greatly affect real estate occupancy rates Downtown because Wells Fargo, if it moved, would be relocating from one Downtown building to another.

And this is why I still say "Independent Life Building," "Barnett Center," etc...

I am actually old enough to remember Independent Life on the building and of course Barnett Bank, and First Union!  Yay lol

I remember this as well. Both banks & Independant Life, Id like to see Swisher Sweet have a cool sign on top of a tower. I remember Wachovia name on the air condition looking building on SouthBank...or was that Suntrust? Its been a while. I just thought Wachovias name was on two different buildings

^That's Riverplace Tower (formerly Gulf Life).  Wachovia's name is on that building as well.

Yea I'd sooo love to let the cat of the bag on something I heard two days ago.  We'll all hear about it in business news sometime pretty soon, probably 2-3 months, maybe 4.

Florida National Bank was never on the Wachovia building at Enterprise Center.  FNB HQ's was the Ed Ball Building and that's where they were when they were acquired First Union.  The article is incorrect.

The BB&T building on the Northbank was originally the HQ of Atlantic National Bank, also acquired by First Union.

It was also a SouthTrust building until Wachovia bought them out.

It's not wrong - the Enterprise Center was built as the new FNB HQ, replacing the Ball.  FNB's name was on both the Ball building and the Enterprise Center.  First Union's name replaced it in about 1990 or 1991.

Wachovia did buy out SouthTrust.

Jacksonville National Bank was bought out by NCNB, I thought?  I want to say very early 90s, because Jacksonville National was in the Trio buildings and I think NCNB was who abandoned them?  I have a 1992 walking guide to downtown architecture that refers to the Marble Bank as the NCNB building.

Pretty sure this is all correct.  There was a Jacksonville National Bank that was bought by NCNB in about 1983.  They had offices in the Marble Bank.

IMO, why wouldn't the DT core work on lowering lease rates to a point at or below the suburban competitors?  Isn't a mostly full building (at a lower rate) teaming with life better than a mostly empty building (at a higher rate)?

I have mixed feeling about this. Will that leave the buidling on water street empty? It would be cool if they move both the water street and riverplace location into the modis and change the signage, but I would to see empty buildings. Does anyone know who else leasing space in these buildings?

On a side note, why the hell does BofA not have any signage? I just notice that the other night. That is the DUMBEST.

That pretty much sums it up.

It won't be like the Mojave Desert, Foundation Financial is actually expanding space there from what I heard.  Wachovia/Wells has already siphoned off some of their workforce from Water over the last couple of years-specifically mortgage operations- out to the Southside already.
