To mention the Kansas side of KC without mentioning Overland Park, (KCs version of Ponte Vedra on steroids) is just a bit off the mark.
I don't know the facts, but when I visited recently, more than one local boasted that it was the wealthiest county (Johnson) in the nation.
It was suggested that this was due to tax flight. MO has a state income tax while KS does not.

Kansas City, Missouri is a lot nicer than KC, KS. KC, KS is the industrial part of KC.
This does look MUCH worse than downtown Jacksonville! Thanks for reminding us how much worse things could be!
